5 Reasons you need to own Canadian residential rental property now.

1. Inflation – With North American governments increasing the money supply at an astronomical rate, inflation is sure to follow. Rents always keep pace with inflation.

2. Low interest rates – Stabilized apartment properties can be financed at 5 year rates under 3% (with CMHC insurance) and 10 year rates under 4%. The Governor of the Bank of Canada has vowed to keep rates low until at least the end of the year. We may never see this again in our lifetime.

3. Low risk – It’s very difficult to lose money investing in apartment buildings. Our worst return to investors was 42% after three years. Our best was over 800% after 15 months. You have risk mostly on your return, not your capital.

4. Canada has a fantastic future – we supply the world with the things that it wants, have a stable government, and we have not completely mortgaged our future in reaction to the latest financial crisis. The world envies us, and with good reason.

5. Demand – We invest in areas that having rising demand for apartment rentals. Often we get into a market early (and at correspondingly low prices) so that we are already established once it is in full swing. Windsor is an excellent example of this. While most people were focusing on the demise of the Canadian auto manufacturing industry, we saw a city that remains the third most popular destination for immigrants.

Our investors are the owners of a portfolio of buildings which we buy, fix, reposition and refinance. Returns consist of quarterly rental distributions and lump payments following a refinance or sale of one of our buildings.
