Medicine Hat, AB has a population of 60,000 and is rich in natural resources includingnatural gas, coal, clay, and farmland. The major industries include chemical plants, a tire and rubber plant, a foundry, brickworks, etc. and Medicine Hat continues to grow and prosper. The city is also one of the most economical places to live in Canada. Its city owned gas utility and power generation plant being predominant factors in this. The city also boasts some of the lowest property taxes in Canada.

The building and area also fits nicely within our typical purchase profile, Medicine Hat is in an relatively depressed area and the property have been mismanaged and poorly run for the past number of years.

This 45 unit building is simply an amazing property and Taurean incredibly fortunate to have the opportunity to purchase this asset. The building has great grounds, has very attractive curb appeal and located across the street from a golf course. The anticipated return on this property is 257% based on conservative estimates, which translates into a $1.85M gain.

The location and the view from the rooftop is simply amazing and will attract both renters and buyers. There is a distinct possibility that this building will qualify as a condominium conversion and if we decide to go this route, the returns will be even more lucrative than the 257% forecasted.

This 6-unit townhouse complex is somewhat of a departure from our normal operations because it is a turnkey project and needs no capital investment. This asset is only 10 years old and it' s fully rented. We are essentially taking over the management of the complex and collecting the cash flow.

We anticipate generating $2,000 per month in cash flow from this property and a minimum of $50,000 in increased equity by the time we sell the property.

416 Lincoln is the best purchase we have made in Windsor to date. This 18 unit building is undeniably a gold mine and in the end will net between 160-430% return on the invested capital. The building is in great shape already with a very strong rent roll. 

This asset is such a great buy for us because of the deal that we were able to negotiate. First of all, the purchase price was $440K, which was well below market. Secondly, the seller agreed to take a second mortgage on the property for $390K at 2%! Whenever we can get our hands on 2% money, we smile and hurry to sign the deal. Also, the building is in a great area, just a block from the riverfront, 5 km from the University of Windsor and the downtown core. 

We needed another $100K to finalize the deal. We needed $50K for the rest of the purchase price plus another $50K for closing costs and renovations (the building needs a new roof). This money came from a first mortgage of $75K and a private loan of $25K. At the end of they day, we bought this incredible building for $27,000 per door, with a brand new roof. We could easily sell this property now for $35K per door, but we will hold and cash flow this building, the upside is just too good.
